Introduction

Kildrummy was established by the Partners of AHBN LLP to provide an opportunity for professional investors (including private individuals, companies, SASS’s and SIPPs) to invest in UK commercial property on a property by property basis through tax efficient syndicates.

Kildrummy provides investors with the ability to be able to select a specific property investment opportunity in which they wish to invest; hold a defined share of that property pro rata to their equity invested; play an active role in all key investment decisions, whilst outsourcing routine administration to a highly experienced team of property professionals.

The Directors of Kildrummy each have over 20 years of direct experience in the UK Commercial Property Market. They founded AHBN LLP in 1996 and since then have been involved in approximately £1.8 billion of property transactions for a wide range of institutions, property companies and overseas investors. In addition, to their advisory activities, the Directors have also successfully invested on their own accounts throughout this period. Due to their extensive experience, market knowledge and contacts, they are exceptionally well placed to source and assess a wide range of potential investment opportunities for syndication.

 

 

The target return for each syndicate is to achieve an income return in excess of 7.0% and an IRR in excess of 8% per annum, over the syndicate’s investment life.

Kildrummy’s unique selling point, which it is believed differentiates it from other commercial property investment syndicate providers, is that the Directors will only promote properties for syndication where they are themselves prepared to co-invest their own equity.

The minimum investment for each syndicate investor is £50,000 in any individual syndicate.
